Insider’s view — any red flags?

Developed in the bones of the old Richmond Memorial Hospital, Ginter Place features some of the largest condo spaces in all of Richmond. From roughly the 5th floor and higher, the views expand and an owner can pick up views of sunsets, sunrises, and even the Downtown skyline. Ginter is also one of the only condos that offers a guest space for residents to use to house visitors. And the chapel on the front of the building is quite interesting. There are a few quirks to some of the units (columns, doors that don't open fully) so comps can vary based on some of these challenges. Ginter is not as walkable as some of the more urban condos, but the Northside location provides easy access to interstate and multiple pathways Downtown.

Red flags: Not a lot, honestly. The adjacent Veritas School is a great neighbor but it is a busy property with a lot of events and activities, as well as just constant coming and going.

History

The original building opened in 1929 as Richmond Memorial Hospital and operated in that role for the better part of a century before standing vacant. Developer Robert Englander acquired the property in the mid-2000s and began the conversion to 69 residential units in 2007. The project completed just as the broader real estate market was turning, and Ginter Place benefited from being one of the few new-conversion supplies that came through the 2008 to 2014 cycle in the Richmond metro.

Design & units

Where most City of Richmond condo product runs 700 to 1,400 square feet, Ginter Place units run 1,600 to 2,300 square feet, all with at least two baths, most with private balconies, and several first- and second-floor units with extensive patio space. The kitchens are among the largest in the metro condo inventory — professional-series appliances, gas cooking, ample counter — and the trim package matches the unit size. Floor plans were laid into the original hospital geometry rather than carved to a developer template, so plans vary meaningfully unit to unit.

Neighborhood

The address is 1350 Westwood Avenue, on the edge of the Ginter Park historic neighborhood — one of Richmond's oldest planned residential suburbs, with mature tree canopy, an active civic association, and a five-minute drive to either downtown or the Lakeside retail corridor. Ginter Park itself was developed in the 1890s by Lewis Ginter as one of the country's earliest streetcar suburbs, and the historic context still defines the daily experience.

What sets it apart

Unit size is the headline. A 1,800-square-foot two-bedroom condo with city views is essentially nonexistent elsewhere at this price point. The HOA covers master insurance, exterior maintenance, the club room and fitness facility, water and sewer, and reserves; the master insurance was refinanced in 2023, stabilizing the assessment trend after the early-2020s spike. Ginter Place reads as the answer for a downsizer who refuses to give up square footage when leaving a 3,000-plus-square-foot suburban single-family.
