The 6 N 6th project, located at (yes, you guessed it) 6 N 6th Street in Richmond’s Downtown, is a conversion of a <20 unit apartment project developed in 2007/8.
The location for the project can be considered ‘fringe’ in that it is close to many of the important employment locations in Downtown but lacks a wide variety of residential amenities nearby. This commentary needs to understood within the context that the Midtown location is rapidly changing with the development of several signature projects close by. The surrounding development has brought with it many residential units which should, in turn, spur amenity growth soon thereafter. Regardless, the feel of the area is not as residential as many other areas of the city have become.
6N6 is also surrounded by some far larger structures which impede its views on the lower levels and rear. The parking situation is also suboptimal in that it forces its residents to seek parking on their own. That being said, there are several parking decks which surround the project.
The units are large and generally well appointed.
Things to keep in mind when looking at 6N6:
- ask a lot of questions about financing
- the ownership structure originally creates a challenging ‘WARRANTABILITY‘ situation
- make sure the parking situation is both secured and sustainable
