In the early 2000’s, someone (not from Richmond, of course) decided that Richmond needed a joint office/residential project along the River and Riverside on the James was conceived.
The developers created a project that combined a residential and office component in two separate tower structures with a restaurant space and garage parking. It was Richmond’s first true apartment tower in the Downtown marketplace in many years and was the first to really take advantage of the views along the River.
And then someone said the word ‘condos.’

Somewhere during the construction phase, with the condo boom beginning in earnest in many other urban markets, the developers of Riverside decided to change the plan to become condos rather than apartments. Initially, this was met with great success as there were 2-3 contracts for each and every condo unit and people flipping contracts to the next in line. As the building neared completion and the Vistas project began, some of the flaws in Riverside began to surface and the initial momentum slowed. As it was originally designed as an apartment building, the footprints of the units are smaller and the level of glass and outdoor space is lower. This has impacted values.
Riverside is a solid project that will be helped dramatically by the completion of the Reynolds North Plant project along the canal. This will effectively connect the Riverside project to the west edge of the canal walk and to the Vistas project and increase walkability to more shops and restaurants along the canal.
