During the condo conversion craze of the late 2000’s, a popular technique for developers was to purchase many of the 6/12/24 unit apartment buildings and convert them to condos. The typical model was to purchase a largely un-renovated apartment building, gut the property and renovate with new kitchens and baths. Generally, the developer would combine a room with the new kitchen to create a ‘great room’ concept to modernize the floor plan.
These conversions created affordable ownership opportunities in what was a generally expensive area of town and it appealed to first time buyers that wanted to create roots in the Fan and Museum Districts.

There are projects of this nature along Grove, Patterson, Roseneath, Kensington, Monument, The Boulevard and Stafford (to name a few). These can be found in mostly in the Fan and Museum Districts but can also be found in Byrd Park and points west.
Typically, these projects will have a parlor driven front-to-back design (sometimes call ‘shotgun styled’) and some parking to the rear of the building. Many will have front porches and most have tax abatement.
