Insider’s view — any red flags?

Red flags: Coalfield Station is one of a handful of the '2 over 2' styled condos in our market. Stanley Martin Homes, along with Stylecraft Homes, are the two primary builders of the '2 over 2' styles, which is essentially a 4 story townhome cut in half between the 2nd and 3rd floors. The result? A lot of stairs. Do I understand the design? Yes. Do I like it? Not really. I think it serves a purpose (its become Richmond's affordable / entry level housing option) but the ability for this type of housing to be created means that a lot more of it is likely on the way.

History

Stanley Martin Homes — the Reston-based builder also responsible for Saunders Station, Gayton Village (in progress), Retreat at One, and Village at Virginia Center — launched Coalfield Station in 2015 and has built through it in multiple phases since. The community has been one of the most active new-construction condominium communities in Chesterfield in recent years.

Design & units

Two-level condos and townhomes with private one-car garages and direct interior entry. Energy-efficient envelope construction meeting or exceeding Energy Star. A layout that intentionally feels more like a small townhome than a typical stacked condo. Typical plan is three-bedroom / two-and-a-half-bath; floor plans run efficient for the price point.

Neighborhood

The Coalfield Road siting is walkable to Midlothian Mines Park and American Family Fitness, and within a short drive of the Westchester Commons and Stonehenge Village retail corridors. The community sits in the western Chesterfield growth axis that has continued to densify with new master-planned residential and retail through the 2020s.

What sets it apart

Coalfield's volume matters operationally. A deep comparable-sales record means appraisals come back clean. The HOA balance sheet stays healthy enough to support sustained operations. The product targets the buyer who has saved for a starter home, doesn't want yard maintenance, and would otherwise be shopping resale single-family in Brandermill or Woodlake — a clean fit for first-time and early move-up Chesterfield buyers.
