Insider’s view — any red flags?
The Fan Square condo is pretty straightforward –– it was what I call an 'as and where' renovation where the unit design remained unchanged while new appliances, mechanical systems, kitchens and baths were installed. No one will call Fan Square an architectural gem, but the location is fabulous and it serves its purpose as entry level housing in one of Richmond's most expensive areas to buy into.
Red flags: Mind the Dryvit exterior –– Dryvit has not performed well in the Richmond climate. Also, the units are all the same so if / when you sell, beware that you will be competing against highly similar units which tends to commoditize the prices.
History
The original building delivered in 1960, placing Fan Square alongside Mount Vernon Condominiums (1962) and 5100 Monument (1961) as one of the small handful of mid-century purpose-built residential structures in the central Richmond inventory. Most of the Fan's condo inventory either started as turn-of-the-20th-century tenement apartments or as 2000s-era industrial conversions; Fan Square's mid-century origin makes it a structural outlier in the neighborhood.
Design & units
Floor plans reflect 1960 residential conventions — defined kitchens, lower ceiling heights than contemporary new construction, traditional bath sizes, and unit footprints calibrated to single- or two-occupant living rather than the entertaining-scaled open plans that define current product. Renovation levels vary unit to unit, and the wide closed-price range on recent sales reflects that variance more than building-level pricing tiers.
Neighborhood
2100 Grove Avenue sits in the heart of the Fan, on one of the most-walked residential corridors in the city. The Fan's row-house street life is the immediate context, with the Robinson Street dining corridor a short walk east, the Boulevard museums and Scott's Addition's brewery cluster a short walk west, and Carytown a short walk south. Park Avenue at 1618 (the secondary regime address) sits one block parallel.

Fan Square's mid-century origin distinguishes it from every other Fan condo regime. Where the surrounding inventory carries either Victorian-era tenement geometry or 2000s-conversion industrial floor plates, Fan Square reads as a quietly mid-century residential building — a category essentially unique in the central Fan. The 24-month sales count of roughly 32 records makes the regime one of the higher-velocity small Fan buildings.
