Insider’s view — any red flags?
Do not shop this building on price per square foot. With sixteen unique floor plans in a converted industrial shell, the number tells you almost nothing — volume is a large part of what you are buying here, and ceiling height does not show up in square footage. See the specific unit. Also confirm in writing that a parking space conveys with it; assigned off-street parking is a meaningful share of the value in this location.
Red flags: Standard small-building diligence applies: sixteen units means capital costs divide sixteen ways, so read the reserve study and check for any single owner holding multiple units. Beyond that, industrial conversions carry their own envelope questions — large window walls and masonry in a 1925 structure mean glazing, sealing and roof are the line items to ask about. Confirm what has been replaced and when.
History
The building went up in 1925 and operated as the Hamlet dry cleaners facility. Monument Construction acquired and converted it, bringing sixteen one- and two-bedroom condominiums to market. The developer’s own listing copy was refreshingly blunt about the appeal: “not your typical condo conversion,” featuring “walls of windows, soaring 15’+ ceilings, exposed brick walls.” First units listed in May 2009, at roughly $120,000 to $200,000 — into the same downturn that stalled or killed a great many Richmond conversions of that era. It came through it.
Design & units
This is the part that matters, and it follows directly from what the building used to be. Industrial structures were built with volume, long window walls and heavy masonry that residential buildings of the same age simply do not have. The conversion kept all of it: ceilings over fifteen feet, large window openings, and exposed brick left as finished wall. Each unit is genuinely unique. Sizes run from roughly 490 to 1,100 square feet, one and two bedrooms, and the floor plans differ meaningfully from one to the next — a consequence of fitting residences into an industrial shell rather than a repeating residential grid. There is no representative unit here, which is both the appeal and the thing to be careful about. Parking is assigned and off-street, effectively a space per unit. In this part of the Fan that is a real amenity, not a footnote.
Neighborhood
The South Fan, between Main and Cary, a few blocks west of Robinson. Carytown is close, the full run of Fan District restaurants and amenities is within walking distance, and Byrd Park is an easy reach. It is a quieter stretch than the blocks nearer VCU while keeping everything that makes the Fan worth living in.
What sets it apart
Richmond has a good supply of loft-style condominiums, but almost all of them are downtown, in Shockoe or Manchester or Scott’s Addition. A genuine industrial conversion inside the Fan is rare. If you want the ceiling height and the exposed brick but you want to live in the Fan rather than near it, the list of options is very short and this is on it.
