Tuscan Villas is the quietest of Richmond's early-1980s condo conversions — a 24-unit Mediterranean Revival apartment complex on the Boulevard, converted to condos in the early 1980s and one of the only Mediterranean Revival residential buildings in the metro's condominium inventory.
History
The original 1920s apartment complex at 503 North Boulevard was built with a deliberate Mediterranean aesthetic — terra cotta roof tiles, stucco exterior, arched openings — that places it stylistically alongside the country-club-area Mediterranean houses of the same era and against the broader red-brick Colonial Revival mainstream of Richmond residential. The conversion to condominium in the early 1980s positions Tuscan Villas alongside The Tuckahoe (1981) as the two earliest large-conversion regimes in the metro.
Design & units
Mediterranean Revival exterior, with original detailing largely intact. Interior renovation levels vary widely — some units carry their early-1980s conversion-era finishes intact; others have been fully reworked over the last decade.
