Fan Gallery is a roughly 20-unit mixed-use condominium carved out of a former two-story Cadillac dealership at 1657 West Broad Street, on the seam between Carver and the northern edge of the Fan. A Monument Construction conversion from the early 2000s, it pairs 15-foot ceilings and skylights with a 5,000-square-foot community roof deck — an industrial-loft building unlike anything else in the immediate neighborhood.

History

The building went up in the early decades of the 20th century as a Cadillac dealership, on the corner of Allen and Broad when West Broad Street was Richmond's ‘Automobile Row.’ Monument Construction acquired and converted it in the early-to-mid 2000s into roughly 20 units in all — 16 brand-new one- and two-bedroom residences plus several ground-floor commercial condos. Monument was one of the most prolific Fan and Broad Street condo developers of that cycle — the same shop behind Cary Mews, Summit Lofts, The Sydney, The Ambrata, The Hamlet Cleaners, and 1630 Monument — and the Fan Gallery conversion carried a substantial real-estate tax abatement that followed the units for years.

Design & units

The conversion leaned into the dealership's bones rather than hiding them: 15-foot ceilings, skylights, and a detailed industrial flair across the 16 one- and two-bedroom plans. Kitchens were specified well above the segment — granite counters, cherry cabinets with wine racks, commercial-grade Jenn-Air gas ranges, stainless backsplashes and appliances. Ceramic tile runs through the living areas, and the baths carry glass accents and granite. The signature shared amenity is a roughly 5,000-square-foot rooftop deck with open views of the downtown skyline and Monument Avenue. Off-street parking is included on the adjacent lot to the east.

Neighborhood

The address sits at Allen and West Broad, the hinge between Carver, the northern Fan, and the Broad Street arts district. It is a flat walk to VCU's Monroe Park campus, the First Fridays gallery walk along Broad, and the Fan's restaurant rows to the south; Scott's Addition's breweries and the GRTC Pulse bus-rapid-transit line are a few blocks north. It is one of the more genuinely walkable, transit-served condo addresses in the city.

Three things set Fan Gallery apart: the auto-dealership origin (15-foot ceilings and skylights you cannot get in a purpose-built condo), the 5,000-square-foot rooftop deck with skyline and Monument Avenue views, and the true mixed-use ground floor of commercial condos. The historic conversion also carried a meaningful tax abatement. As a small building — about 20 doors — it trades rarely, so units tend to move on character and the roof deck rather than on price-per-foot comparisons. There is commercial space on the first floor.
