Insider’s view — any red flags?
Cary Mews is really two projects in one: newly constructed / stacked condos on the west side of the mews, and an old woodworking warehouse on the east side. There is parking both in the garage and on the lot to the rear. Cary Street is one of the busier urban thoroughfares so the micro area trades at a bit of a discount to the center of the Fan, but the open design and thoughtful finishes makes the Mews one of the few modernist inspired designs in the historic Fan District.
Red flags: The Cary Street corridor where the Cary Mews is located carries a decent amount of traffic. The dual nature of the project (new on one side / historic on the other) makes comp comparison a bit difficult. Lastly, the architect believed in flexible design so a lot of sliding doors are used for separation … which those with permanent needs for privacy may object to.
History
The name comes from the European mews tradition — alleyway properties converted to living quarters — and the building's geometry follows that idea literally. Seven units occupy a turn-of-the-20th-century woodworking warehouse on the south side of the alley; six newly constructed units sit on the north side. Both sides share a central courtyard. Monument Construction — the same Fan District-focused developer that built The Sydney, The Hamlet Cleaners, The Ambrata, Summit Lofts, and 1630 Monument — partnered with Sensi on the development. David Johannas designed the project, which delivered in 2009.
Design & units
The east warehouse units carry higher ceilings, exposed brick, and original beams. The west new-construction units carry better natural light, higher unit-level efficiency, and outdoor space. The new-construction side is metal-and-modern-brick with flat roofs, deliberately juxtaposed against the warehouse's heavy industrial character. Parking is provided in the garage and lot. Some units have private outdoor space; the courtyard serves the rest.
Neighborhood
1708 West Cary Street sits at the western edge of the Fan, near Carytown's eastern boundary. Walking distance to Cary Street's dining and retail cluster, to the Boulevard museums, and into the Fan's residential interior. The Carytown / upper Fan corridor is one of Richmond's most-walked daily-life zones.
What sets it apart
The hybrid geometry — historic warehouse paired with new construction across a shared courtyard — is rare in the Richmond condo inventory. David Johannas, the architect of Gotham, The Reserve, and Tribeca Brownstones, brought his contemporary vocabulary to the new-construction side while letting the warehouse side speak for itself. The IDX feed splits the listing into Cary Mews East and Cary Mews West, but operationally these are one regime with one HOA.
