Insider’s view — any red flags?
Don't conflate the Stanley Martin condos with the StyleCraft townhomes — they're different builders, different price points, different floor plans. Comp them separately. The Avia apartments are entirely separate from the for-sale products despite sharing the Broad Hill umbrella.
Red flags: Saunders Station is one of a handful of the '2 over 2' styled condos in our market. Stanley Martin Homes, along with Stylecraft Homes, are the two primary builders of the '2 over 2' styles, which is essentially a 4 story townhome cut in half between the 2nd and 3rd floors. The result? A lot of stairs. Do I understand the design? Yes. Do I like it? Not really. I think it serves a purpose (its become Richmond's affordable / entry level housing option) but the ability for this type of housing to be created means that a lot more of it is likely on the way.
History
Stanley Martin Homes — the Reston-based builder responsible for Coalfield Station in Chesterfield and Gayton Village (in progress) further west in Henrico — built Saunders Station between 2014 and 2019. The 13-acre site sits alongside a 170,000-square-foot Bon Secours medical park, giving owners walkable access to medical and retail amenities in a submarket that is typically car-only.
Design & units
Two-level condos and townhomes with private rear-facing garages. Unit sizes run 1,500 to 2,500 square feet — larger than most Richmond condo inventory, comparable to a small townhome footprint. Floor plans target the move-up Henrico buyer: two- or three-bedroom, dual-zoned HVAC, gourmet kitchens with island seating, private deck or patio depending on the unit type. Energy efficiency is a Stanley Martin signature; the build envelope meets or exceeds national Energy Star throughout.
Neighborhood
Broad Hill Centre sits just east of State Route 288, walking distance to the Bon Secours medical park and a short drive from Short Pump Town Center, West Broad Marketplace, and GreenGate. The naming references Robert Hyde Saunders, the Revolutionary War veteran whose Short Pump tavern (and the cut-down water pump at it) gave the area its name.
What sets it apart
The combination of new construction, Energy Star spec, and walkable medical and retail access produces a meaningfully lower monthly cost of ownership than the same buyer would experience in a resale Short Pump single-family. Sister Stanley Martin communities (Coalfield Station, Gayton Village, Retreat at One, Village at Virginia Center) extend the playbook across the Richmond metro.
