Insider’s view — any red flags?

The Julianne floor plan at Gayton Village is the same Stanley Martin spec used at Village at Virginia Center in Glen Allen — same builder, same plan, different submarket. Tour both before committing. The Short Pump location costs more, but the walking-distance Wegmans and GreenGate access doesn't exist at the Glen Allen community.

Red flags: Gayton Village is one of a handful of the '2 over 2' styled condos in our market. Stanley Martin Homes, along with Stylecraft Homes, are the two primary builders of the '2 over 2' styles, which is essentially a 4 story townhome cut in half between the 2nd and 3rd floors. The result? A lot of stairs. Do I understand the design? Yes. Do I like it? Not really. I think it serves a purpose (its become Richmond's affordable / entry level housing option) but the ability for this type of housing to be created means that a lot more of it is likely on the way.

History

Gayton Village extends the Stanley Martin Richmond-metro playbook proven at Saunders Station (Short Pump, 2014–2019) and Coalfield Station (Midlothian, 2015 onward) into a new Henrico submarket. The community is currently delivering, with The Julianne plan — 3-bedroom, 2.5-bath, 2,345 square feet, two-level condo with private one-car garage — running as the primary unit type. The same Julianne plan is used at Stanley Martin's Village at Virginia Center in Glen Allen, which gives buyers a cross-submarket comparison on identical builder spec.

Design & units

Two-level condos with private rear-facing garages and direct interior entry. Stanley Martin's energy-efficient envelope construction meets or exceeds Energy Star standards across the floor plan range. The Julianne specifically delivers three bedrooms, two and a half baths, and 2,345 square feet — meaningfully larger than typical Richmond condo product, and configured to live like a small attached single-family rather than a stacked condo.

Neighborhood

The Daisy Field Walk siting puts Gayton Village in western Henrico (23233), walking distance to Wegmans at West Broad Marketplace and to the GreenGate village — a combination of grocery anchor plus master-planned-village neighbor that defines daily-life convenience for the buyer base. Short Pump Town Center retail and the Henrico medical corridor are short drives east; Interstate 64 and Route 288 are immediately accessible.

Gayton Village is the newest Stanley Martin condo community in the Richmond metro and sits inside one of the few Henrico locations where walking distance to a grocery anchor and a master-planned village both apply.
