Mule Barn Alley is the most idiosyncratic condo regime in the Fan District — an eight-unit conversion of a former mule barn in the alleyway between Cary and Main Streets, developed in the early 2000s by Robin Miller.
Insider’s view — any red flags?
The Mule Barn project is located off the beaten path and largely hidden from public view. Each of the units is designed uniquely, with much of the original architectural elements intact. Some of the interiors are a bit compromised by the substantial wooden roof trusses, but most consider the quirky nature of the design a feature and not a bug. Cool project.

History
The name is literal. The building was a barn in the alleyway between Cary and Main Streets, just east of Robinson, originally used to stable mules during the era when Richmond's commercial corridors ran on draft animals. Robin Miller — the developer behind Old Manchester Lofts, Shockoe Valley Lofts, and (with Dan Gecker) the Porter Street conversions — purchased the structure in the early 2000s and converted it to lofts. The conversion was refreshed in the 2010s.
Design & units
The building reads more like a townhome regime than a condo, despite the legal ownership structure. There are no shared amenities. Parking is in a small adjacent lot. The brick-and-beam original character drives every unit's character — open plans, lofted volumes, exposed structure. The barn's original geometry produced units that don't repeat.
Neighborhood
2511 Mule Barn Alley sits in the Western Fan, two blocks from the Robinson Street retail node and a short walk from Carytown. The renovation of the old GRTC Bus Terminal into a mixed-use development gives the immediate vicinity a new amenity layer that didn't exist when the building was converted.
What sets it apart
Mule Barn Alley is one of Richmond's most idiosyncratic adaptive-reuse regimes. The barn-to-loft conversion produces a building that operates more like a townhome cluster than a typical condo. Robin Miller's sibling projects (Old Manchester Lofts, Shockoe Valley Lofts, 1020 Porter, 1301 Porter) form a developer-driven cluster of small Richmond conversions, each with its own structural quirk.
