The Tiber at Westview is the building that introduced higher-density condominium living to Libbie & Grove — Richmond's most affluent retail corridor — with 14 units plus a detached cottage delivered in 2017 at the highest finish tier in the city's condo market.
Insider’s view — any red flags?
Red flags: None, really. The only semi-red flag is in the building's past due to a fallout and subsequent series of lawsuits amongst the development team. The lawsuits delayed delivery by several years, but otherwise have little to no impact today. Great location. https://www.wtvr.com/2016/10/27/libbie-condo-project-could-be-back-on-track-soon
History
Sited at 512–514 Libbie Avenue, the project delivered 14 condominium units plus a detached cottage in 2017. The product was positioned from launch at the highest end of Richmond's condo market: oversized floor plates, custom finish spec, two-level penthouse configurations, and pricing calibrated to the Libbie & Grove address.
Design & units
Penthouse-style two-level configurations, custom finish packages, and oversized floor plates differentiate the building from the broader Westhampton condo inventory. The detached cottage offers a separate residential option for buyers who want the address but not the multi-unit-building experience. Each unit was finished individually to a custom spec rather than dropped against a standard plan.
Neighborhood
Libbie & Grove is Richmond's most concentrated boutique retail node — Can Can Brasserie, Mongrel, Tula, Stella's, and a tight cluster of independent retailers all within a one-block walk. The Country Club of Virginia and the University of Richmond are within a short drive west; the Boulevard museums are a short drive east.
What sets it apart
The Tiber at Westview posted the highest-priced City of Richmond condominium sale of the past five years — a $2.35 million transaction that effectively reset the ceiling for what was possible in the city condo inventory. Before The Tiber, the conventional wisdom was that Richmond condo ceilings sat around $1.5 million. The building proved a $2 million-plus market existed for the right product at the right address.
