The Emrick Flats

Located in the western section of Jackson Ward in the triangle formed by the confluence of Brook Road, Marshall and Adams Streets just off of Historic Broad Street, the Emrick Flats have and always be a personal favorite.  25 units that do not apologize for their “industrial chic” motif, the Emrick Flats were a complete departure from Richmond tradition when they were developed in the 2007/8 time frame.

One South Realty Group represented the developers in the sale of the building beginning in 2007.

DSC_0031A few things to keep in mind when shopping at Emrick:

  • The garage can be a little tight, get a good feel for the parking space
  • The utility cost of the building can vary wildly by location within the building
  • Get a copy of the abatement letter, it should be the 15 year abatement with the 5 year stepped redution
  • There is a community roof deck and most of the units on the 4th floor have their own private decks
