2C is a great property with some very visionary contemporary design. The location is still a bit isolated as the eastern sections of Jackson Ward still have a lot of development to go before the neighborhood is economically stable.
Red flags: The one bugaboo on 2C is the windows do not open, so if fresh air is required, it might not be the best fit. The parking lot at one point was shared by some adjacent buildings, but owned by the condo.
History
Ron Stallings, through Walker Row Partnership, anchored the eastern half of Jackson Ward with a portfolio that included 2C, The 212, Studio 516, and the historic Hippodrome Theater renovation. 2C arrived first, in the early 2000s, and set the tone for what residential reuse in the neighborhood could look like.
Design & units
The design vocabulary was deliberately modern and industrial. Concrete floors, sliding wall systems for layout flexibility, minimalist finishes — a sharp departure from Richmond's then-conventional residential aesthetic and a key contrast against the more traditional The 212 just down the street. Several upper-floor units offer roof access with views of the downtown skyline. Parking is provided in a connected surface lot. The amenity package is intentionally light; this is an industrial-loft regime designed to live like a New York or Chicago loft rather than a suburban condo with a clubhouse.
Neighborhood
112 East Clay Street works on three layers. The historic Second Street ("2 Street") corridor anchors the immediate retail and arts vicinity. The VCU medical school and main campus are short walks away. The state and city government complexes are similarly close. That triangle of medical, academic, and government employment supports a self-renewing buyer pool.
What sets it apart
2C is Richmond's industrial-chic counterpoint to Gotham's polished downtown contemporary aesthetic. Where Gotham deployed curved walls and sliding doors as luxury moves, 2C used the same vocabulary as a workforce tool — sliding wall systems for layout flexibility, concrete floors for honesty, minimal trim for cost discipline. The result is a building that reads cleanly today, two decades after delivery.
