Insider’s view — any red flags?

Greengate is a blend of condos, townhomes, and even a few single family homes. For a suburban development that draws from new urbanist design, it has done quite well. Greengate basically borrowed the lessons from West Broad Village and mixed in more residential than commercial and focused on a more boutique level of retail. The condos in Greengate are the 'two over two' design, so it means a lot of stairs, however, the location is excellent for those who want a more suburban environment yet still desire walkability. Greengate is a Markel / Eagle development.

Red flags: Not many. The lessons learned at West Broad Village have been incorporated into Green Gate.

History

Markel|Eagle Partners — the Richmond private equity firm that previously took over and completed West Broad Village after Florida-based Unicorp defaulted — acquired 75 acres in 2012 and inverted the standard master-plan sequence: commercial first, residential second. By the time GreenGate's first townhome buyers moved in, they were not entering a construction site. They were moving into a working village with grocery, restaurants, retail, and medical office already operating. In late 2021 the retail and restaurant buildings sold for $31 million, separating the commercial component from the residential in ownership while keeping the village structure intact.

Design & units

Contemporary urban townhome — three-story brick-and-frame, garage entry, walkable street network designed by Eagle Construction. Floor plans run three-bedroom / two-and-a-half-bath in the typical case, with larger end-units and select luxury plans. Pricing has moved up steadily since launch; today the entry point is around $529,000 with luxury plans above $700,000. The community hosted Homearama in 2022, further establishing the brand.

Neighborhood

Short Pump sits at the western edge of Henrico, anchored by Short Pump Town Center, the Henrico medical corridor, and the increasingly dense restaurant and retail cluster along West Broad Street. GreenGate is the in-neighborhood walkable alternative to driving the Short Pump roads — residents walk to the Wegmans-area retail, restaurants, and medical office instead of moving the car.

What sets it apart

The commercial-first development sequencing distinguishes GreenGate from every other master-planned community in the metro and explains the unusually steady absorption curve since 2014. Sister projects in the Markel|Eagle portfolio (West Broad Village, Scott Farm, GreenCity ecodistrict residential) extend the firm's regional new-urbanism playbook.
