Hathaway Tower is the tallest residential structure on Richmond's Southside and one of the only condo buildings in the metro with front-desk security — a 143-unit, 13-story tower at 2956 Hathaway Road, completed in 1972 by Brown and Gresham Associated Architects.

Insider’s view — any red flags?

Similar to 5100 Monument, Hathaway Towers is a towering presence in a low-rise residential area. Despite the age of the property, it has become increasingly popular in recent years largely due to the rebirth of the surrounding Forest Hill Avenue corridor. A few things to note: Hathaway offers long views on the upper floors above the tree line, so pricing units above and below the view threshold is important in establishing value. In addition to the varied view shed, the interior finishes are also highly varied so comps need to be adjusted for level of finish.

Red flags: The dues structure is very high on a per foot basis which has kept prices from rising as quickly as they have in other projects. Also, the pet restrictions are a bit nonsensical so ask about the carts people use to bring their pets in and out.

History

Completed in 1972 — well before the 2000s loft-conversion era reshaped condominium in Richmond — Hathaway Tower was designed by Brown and Gresham Associated Architects, a Richmond firm, and built as part of the early-1970s flirtation with suburban high-rise residential that produced 5100 Monument in 1961 and very few peers.

Design & units

Thirteen stories rise above Hathaway Road just off Forest Hill Avenue near Willow Oaks Country Club. The upper-floor balconies look across the Southside to downtown — sightlines that don't exist anywhere else on the south side of the James. The 143 units run 1,370 to 1,729 square feet in a two- or three-bedroom format, with floor plans that reflect 1970s residential conventions: defined dining rooms, smaller kitchens, lower ceiling heights than contemporary new construction.

Neighborhood

Stratford Hills sits south of the James along Forest Hill Avenue, with Willow Oaks Country Club as the immediate neighbor and the Forest Hill / Chippenham retail corridor across the street. The corridor redeveloped in the early 2000s, bringing meaningful new retail to the immediate vicinity and lifting Hathaway's everyday convenience score.

What sets it apart

Hathaway's dues structure is unusual: HOA dues include all utilities. This makes the dollar figure look high until a buyer subtracts what they would otherwise pay for electricity, water, gas, and trash — at which point the all-in cost of ownership tracks below comparable condos in the metro. The front-desk security and the upper-floor views are essentially unique on the Southside.
