Red flags: Brewers Row is one of a handful of the '2 over 2' styled condos in our market. Stanley Martin Homes, along with Stylecraft Homes, are the two primary builders of the '2 over 2' styles, which is essentially a 4 story townhome cut in half between the 2nd and 3rd floors. The result? A lot of stairs. Do I understand the design? Yes. Do I like it? Not really. I think it serves a purpose (its become Richmond's affordable / entry level housing option) but the ability for this type of housing to be created means that a lot more of it is likely on the way. Of all of the 2 o 2's in Richmond, I like this project the most due to its location adjacent to the Diamond District redevelopment. I see a lot of positive price pressure on the condos given the walkability to the ballpark and the amenities that the Diamond District will contain.
History
StyleCraft Homes — a Henrico-based volume builder that anchors much of the neighborhood's new-construction condo product — teamed with Spy Rock Real Estate Group to deliver 32 units in 2020 on the eastern edge of the district. Where most Scott's Addition residential is rental apartments built on top of brewery foundations, Brewers Row is a for-sale regime targeted at buyers who want to own rather than rent into the neighborhood.
Design & units
The product is contemporary new construction — flat roofs, large windows, modern interior finishes — without the historic-credit constraints that shape most Richmond loft inventory. Floor plans target the young-professional buyer pool: one- and two-bedroom layouts, balconies, in-unit laundry. The 32-unit scale keeps the operational profile boutique while still supporting genuine amenity.
Neighborhood
The siting is the story. Brewers Row sits inside the brewery cluster that made Scott's Addition Richmond's most successful neighborhood reinvention of the 2010s. Hardywood, The Veil, Ardent, Buskey Cider, and Three Notch'd are walking distance. The 2-mile Cary-to-Boulevard amenity loop is at the door. The trade-off is street life intensity — Friday and Saturday evenings around Hardywood are busy, and buyers should walk the block on a weekend before committing.
What sets it apart
Brewers Row is one of very few for-sale residential products inside Scott's Addition's brewery cluster — most of the surrounding development is rental. Buyers get the brewery-cluster address with ownership rather than tenancy. West-facing units take the brunt of weekend brewery foot traffic; east-facing units stay quieter, which matters more than the marketing material suggests.
