Insider’s view — any red flags?
Riverside on the James is an interesting story. Originally developed by Dominion Realty Partners in the early 2000s, RotJ was one of the first upscale large apartment complexes developed in Richmond's downtown area. Dominion, as a super-regional developer, saw the condo craze coming in other markets and decided to change midstream from 'for rent' apartments to 'for sale' condos. The change in direction however meant that the building's design was more apartment level than ownership level and so unit sizes are smaller, as are the closets, kitchens, and ceiling heights.
Red flags: Riverside's red flags are just that it was designed to be an apartment and not a condo, so the finishes and design don't feel as luxurious as they could. The parking is also a bit disconnected from the residential tower so it is a bit of a walk for many residents.
