6 North 6th is one of the more architecturally rooted downtown condo communities — an 18-unit mid-2000s historic loft conversion in a former book bindery on the eastern flank of the Grace Street arts and theater district.

Insider’s view — any red flags?

Parking is the sticky wicket for 6N6. There is not any formal parking that is owned by the condo, but there are options nearby. 6N6 was designed as a historic rehab, but a convoluted ownership structure allowed both Federal and State credits to help fund the renovation, which forced all of the investment group to own their unit as a rental for the 5 year holding period – which made the sales effort a bit complex.

Red flags: I think the convoluted ownership structure hurt the values initially, but the Fannie Mae rental restrictions have been changed and it will help 6N6 tremendously.

History

The original building was a downtown book bindery — one of the small-industrial commercial structures that defined the Grace and Broad streetgrid in the early 20th century. The conversion delivered approximately 18 units in the mid-2000s, with the original industrial fenestration (large multi-pane factory windows) preserved on the upper floors and the building's brick-and-mortar character intact.

Design & units

The finish spec is more traditional than the typical historic-conversion loft building — wood cabinets, traditional tile selections, a less industrial trim package. That positioning targets a buyer who wants downtown loft ownership without the heavy industrial design vocabulary of Gotham or Emrick Flats. Upper-floor units carry the building's strongest natural light; lower-floor and rear units sit in the shadow of substantial neighboring commercial structures.

Neighborhood

The Grace Street arts corridor — Grace and Broad between roughly 3rd and 7th — has been the focus of Richmond's downtown arts and theater investment for two decades, with the Altria Theater, Richmond Performing Arts Alliance facilities, and a growing density of galleries and small theaters in walking distance. The Convention Center and State Capitol complex are a short walk south.

What sets it apart

Parking is not deeded to units — owners secure their own parking arrangement in one of the various decks surrounding the project. Buyers planning to keep a daily-driver vehicle should price this into cost-of-ownership math. The building reads best for an arts professional or downtown employee who wants traditional finish inside a historic conversion and doesn't need a deeded space. The surrounding building and the way the halls and elevator are laid out give 6 North 6th more of an office-building feel than a typical residential condo.
