Insider’s view — any red flags?
The Emrick Flats is still one of my favorite properties I have ever represented because it so unapologetically was true to what it wanted to be. The concrete floors, walls of windows, and soaring ceiling heights made it stand out in the early 2000's renovation boom. Much of the original design has been modified with several owners combining units into 'uberunits' of far greater size and luxury finishes.
Red flags: The building lacks about 5 parking spaces to give every unit a dedicated space, so buyers need to confirm their space as either a garage space or lot space (or street parking.) Street parking has become problematic as a lot of development has taxed the street parking significantly.
History
In early 2005, Property Results and Clachan Properties acquired the former Emrick Chevrolet showroom — a 1920s automobile dealership at 101 West Marshall Street — and announced a 25-unit residential conversion. Construction completed in 2007. The original commercial showroom became a single ground-floor commercial space; the floors above were divided into 25 residential units with open-plan layouts that prioritized the existing structure over interior architectural ornament.
Design & units
The building's character is in its bones. Original concrete floors, 14-foot ceilings, wide-bay window walls that once let car-buyers see the new model year, and a roof deck that opens to a downtown skyline view — all preserved. Parking is in the garage or outdoor lot. The roof deck serves as common amenity for residents who don't have a private deck of their own. The commercial component is small enough to keep underwriting straightforward.
Neighborhood
101 West Marshall Street sits on the Brook-Adams-Broad corridor that runs between VCU's Monroe Park and Medical campuses. Emrick landed at the inflection point when Jackson Ward shifted from "block away from the Medical College" to "neighborhood you live in by choice," and the surrounding blocks have densified accordingly with restaurants, galleries, and the Hippodrome's renaissance.
What sets it apart
Emrick's significance is historical as well as architectural. Along with Gotham, it proved to skeptical Richmond buyers that contemporary industrial design could sustain premium pricing. Without Emrick and Gotham, the wave of conversions that followed across Jackson Ward, Manchester, and Shockoe might have taken a different shape — or might not have arrived at all. The unit count reflects units 42 and 43 being combined into a single, fully renovated residence. The ground floor is a commercial office condo in the building’s original auto showroom, and those owners have no rights to the parking.
