Insider’s view — any red flags?
Fountain Lake has been around a while and thus, the units have a high degree of variability in terms of finishes. But the entire Fountain Lake / Byrd Park area is a fabulous amenity in and of itself, with walking trails and exercise stations, along with easy access to Maymont and the James River Park system.
Red flags: It is a bit underparked and while that didn't used to be an issue, the increasing popularity of Byrd Park / Carillon means more pressure on street parking.
History
The 1923 construction date places Fountain Lake among the very oldest tenement-style apartment complexes in the central Richmond inventory — contemporary with the wave of renovated tenements documented in the 2018 book on Richmond condominiums (1608 Grove, 1618 Park, 2207 Park, the Park Avenue and Hanover Avenue corridors).
Design & units
Floor plans reflect 1923 tenement geometry — traditional residential layouts opened up through the conversion era to accommodate modern living, with renovation levels varying widely from unit to unit and building to building. The multi-building structure means common-area amenity is light and unit-level character does most of the work. Original wood floors, traditional trim packages, and Fan-era residential proportions run throughout.
Neighborhood
The Davis Avenue / Maplewood / Rosewood triangle sits on the Carytown-adjacent edge of the central Fan, walking distance to Byrd Park, Fountain Lake itself, and the everyday retail and dining along Cary Street and Robinson Street. The Boulevard museums and the Carillon are short walks west; the Fan's row-house residential corridors are immediately north. Fountain Lake the park gives the building its name and its primary outdoor amenity.
What sets it apart
The 1923 build date and multi-building footprint make it the largest historic-tenement condominium in central Richmond — most of its peer buildings are single-building, 6-to-12-unit conversions. Many units have balconies, and the basement storage is unusually robust.
