Insider’s view — any red flags?

The Hook and Ladder Lofts is a conversion of an apartment property in 2025. The property was purchased in the early 2000s when Scotts Addition first received its historic designation, and was converted from an industrial use to apartments at that time. The current owners elected to complete the conversion from apartments to condos and while they did not move walls, the systems, appliances, flooring, baths, and many other finishes were replaced as part of the conversion.

Red flags: Not many, the biggest is that 4 units do not get a parking space. This is counter balanced by the coming development in the Diamond District which will transform the entire area between I95 and Broad Street.

History

The original building is the Baker Equipment fire-truck factory, built in 1900 and operating in that role for decades before the neighborhood's industrial economy began winding down. Clachan Properties — previously responsible for Emrick Flats in Jackson Ward (2007, with Property Results) — anchored the conversion. The project delivered in 2025 as one of the only true historic-tax-credit Scott's Addition conversions in a neighborhood otherwise dominated by new-construction apartment product.

Design & units

The conversion preserved the building's character — original heavy beams, factory casement windows, exposed brick, high ceilings — without sacrificing modern systems. Thirty-one loft units sit above the original factory floor plate, with layouts that follow the existing structural grid rather than a developer's interior optimization template.

Neighborhood

2401 West Leigh Street sits on Scott's Addition's eastern edge, walking distance to the brewery cluster but a block removed from the loudest of it. Quick access into the Fan via Boulevard and into downtown via Broad. The neighborhood's brewery, restaurant, and retail density has grown steadily since the mid-2010s, with new restaurant openings continuing through 2025.

What sets it apart

Hook & Ladder is one of very few historic-credit conversions in Scott's Addition. The neighborhood's residential supply is dominated by new-construction rental apartment product from StyleCraft, Spy Rock, and others; for-sale buyers who want the address and the industrial character rather than rental-grade new construction have a short list, and Hook & Ladder is on it. Clachan's reputation for clean conversions — proven at Emrick — is the second buyer signal.
