Developed by Genesis Properties in the early / mid 2000s, Iron House's proximity to the VCU Monroe Park campus means a student presence, although the student resident density is not as high as the nearby Eagle Mill Tower.

Red flags: One thing to note is that the parking is spread between two underground garages, one of which is in the adjacent building and can be a bit of a hike to the entrance for some unit owners, so verify where the space is when looking at condos at Iron House.

History

Genesis Properties partnered with Walter Parks Architects in the mid-2000s on a mid-rise sited at the boundary between VCU's Monroe Park Campus and the West Broad corridor that runs into Scott's Addition. The location made the building inevitable: parents of VCU students realized that owning a two- or three-bedroom unit in a doorman-adjacent mid-rise was a better long-term move than four years of dormitory bills, especially with sibling students lined up behind.

Design & units

Walter Parks's floor plans accommodated that buyer pool deliberately. Bedrooms were sized similarly to one another so roommates wouldn't argue about who got the master, baths were organized for shared use, and kitchens were drawn functional rather than entertaining-scaled. The building includes garage parking, an elevator, and secured entry. Some units have private decks or balconies.

Neighborhood

1333 West Broad Street sits at the seam between two of Richmond's most active corridors — VCU's Monroe Park Campus to the south and the Scott's Addition retail-and-brewery cluster to the west. Residents walk to campus, to the Cary-to-Boulevard amenity loop, and to the medical district on the east end of Broad.

What sets it apart

Iron House units trade more consistently than their unit-mix peers because the building has built-in demand from a self-renewing buyer category (VCU parents) plus a secondary pool of young professionals working downtown or in the medical district. The mixed-use commercial component on the ground floor is small enough to keep underwriting straightforward, and the building's entry point under $250,000 makes it one of the most accessible doorman-style mid-rise ownership opportunities in the city. The front units carry balconies over Broad Street while the back units face the alley. There has been some deferred maintenance in the common areas — worn flooring in particular — which may have been addressed since.
