Insider’s view — any red flags?

Libbie Mill is another Gumenick Property development in the same vein as the Monument Square condos, albeit on a much larger scale. Libbie Mill's commercial presence is what sets it apart from other projects, meaning residents will have numerous opportunities to walk to restaurants, coffee shops, and other service retail. The newest Henrico Library is also on site and is a very striking building that helps give Libbie Mill a modernist touch. The location is fabulous and well connected to the highway system, meaning easy access to all points in Richmond in only one click of the light. Despite the size of the project, available inventory tends to run thin due to the popularity of Libbie Mill.

Red flags: Not many. Gumenick is a great developer and Libbie Mill has a lot going for it.

History

Gumenick Properties — the Richmond family-firm developer that previously built Monument Square (Willow Lawn, 2008–2019) and is building Grayson Hill (Western Henrico) — broke ground in 2013 on 90 acres bounded by Staples Mill Road, Libbie Avenue, and I-64. At full build-out, Henrico has approved up to 994 for-sale homes plus apartment, retail, library, and a planned 250-foot mixed-use tower.

Design & units

The condo product within Libbie Mill is anchored by two named plans. The Sydney plan runs approximately 1,500 square feet, two-bedroom / two-and-a-half-bath. (Note: the Sydney plan name is unrelated to the Fan District's Sydney condo regime; the two have nothing in common architecturally.) The Monroe plan runs approximately 2,400 square feet, two- to three-bedroom / two-and-a-half-bath, with a private in-unit elevator.

Neighborhood

The amenity package is the most ambitious in the metro for new-construction condo: park, on-site library (the Tuckahoe Branch of Henrico County Public Library), restaurants, retail, walkable mixed-use street grid, plus apartment-level amenities (pool, fitness) available to the condo regime by agreement. The Whole Foods grocery anchors daily life.

What sets it apart

Libbie Mill is the largest master-planned community in Henrico County's history, and the only Richmond-metro new-construction condo product with a Yellow Umbrella, an on-site library, and a planned 250-foot mixed-use tower in the same development. The buyer pool runs three lanes: empty-nester downsizing from a Western Henrico single-family, professional couple wanting walkability with Henrico schools, and the occasional out-of-market relocation buyer looking for the closest thing Richmond has to a city neighborhood without being in the city.
