Listings update live from CVRMLS · Profile last reviewed June 2026

Lock Lane is a Near West End Richmond condo regime — approximately 80 units across original 1930s buildings (converted in 2008) plus new-construction infill, with a pool, gated entry, and a short walk to the Libbie & Grove retail corridor.

Insider’s view — any red flags?

Lock Lane is really two projects in one –– a historic renovation of an old apartment property combined with new construction along the perimeter of the property. This can make units at Lock Lane a bit tough to price. Lock Lane's location is superb for the Near West End buyer, with close proximity to both the Libbie / Grove retail center and Powhite Parkway. The pool is a nice amenity, too.

Red flags: The older building is a bit 'squeaky' as are many historic renovations of tenement apartment buildings.

History

The original 1930s apartment buildings, sited along Grove Avenue just east of the Libbie & Grove retail node, were renovated as individual condominium units during the 2000s conversion era. Several additional new-construction buildings were added to the site at the same time, giving the complex a mixed character — original tenement-conversion plus new product, all under one association, sharing the pool and gated entry.

Design & units

Original units carry 1930s building geometry — generous room sizes, traditional layouts, residential-scale common areas — updated through the 2008 conversion with contemporary kitchens and baths. New-construction units sit alongside, finished to a similar standard but with floor plans drawn to contemporary preferences. The unit count of approximately 80 supports genuine amenity (pool, gated entry, dedicated parking) without the per-unit assessment burden that small regimes carry.

Neighborhood

22 West Lock Lane sits in the Near West End, just east of Libbie & Grove — the boutique retail node that anchors the neighborhood. Residents walk to Can Can, Mongrel, Tula, Stella's. The University of Richmond and the Country Club of Virginia are short drives west; the Boulevard museums are short drives east.

What sets it apart

Sixty-nine closings over the past five years is high volume for a Richmond condo regime — the operational signal that the building works. Resale velocity tracks broader West End demand rather than building-specific dynamics, which is the cleanest profile a small-market condo regime can have. The pool and gated entry are unusual amenity-density for the Near West End.
