Insider’s view — any red flags?
Monument Square has been an unqualified success, despite a bit of a slow start due to market conditions at launch. Monument Square is really 3 asset types in one –– large flats, luxury penthouses, and townhome condos –– all supported by a pool and clubhouse that anchor the community. Located across the street from the totally repositioned Willow Lawn mall, Monument Square sells quickly and for a premium due to excellent design, upscale finishes, and fabulous proximity.
Red flags: Not many. Nice development and well constructed.
History
Sited on what had been an obsolete 1940s apartment site, the project delivered in multiple phases over roughly a decade. Gumenick — the family-run Richmond developer also responsible for Libbie Mill – Midtown and Grayson Hill — used Monument Square as the proof-of-concept for traditional, suburban-aesthetic condo product inside the city limits.
Design & units
Two products, both 4-story / 3-story respectively, both garage-parked. **Stacked flats:** 9 buildings × 10 units = 90 units, elevator served, 8 standard units per building plus 2 penthouses on the top floor. **Townhome-style condos:** approximately 70 units, three-story plans with an integral garage. Total master plan: ~160 households across the two products.
Neighborhood
1200 Balustrade Boulevard places the building at the western anchor of Monument Avenue, across from Willow Lawn — the rebuilt mixed-use retail center that has added genuine walkability to the corner over the past decade. The Fan begins to the east; Henrico's commercial corridor extends west.
What sets it apart
The combination of elevator-served flats AND townhome-condos within a single managed community is rare in the Richmond metro — most regimes are one OR the other. Monument Square gives buyers an option to scale up (flat → townhome) or down (townhome → flat) without leaving the same management neighborhood, which is one of the reasons the regime sees recurring transactions across its own owner base.
