Insider’s view — any red flags?

A lot was made when One Monument converted from apartments to condos given the location and the size of the units. The location is about as Richmond as you can get, and the fortress-like nature of the building only enhances the feel. The units themselves carry a lot of the original historic fabric forward, which can sometimes compromise design.

Red flags: The lower level units and the ones accessed via the courtyard have lower ceiling heights which can impact the price, so when comparing comparable sales, make sure to do a deep dive. Recent sales can be deceiving if they are dissimilar unit style.

History

The original Stuart Circle Hospital was built in 1913 at the eastern anchor of Monument Avenue, with additions in 1919 and 1978. It served as a hospital for the first half of the 20th century before being converted to apartments and operating as one of Richmond's more exclusive rental addresses for a decade. In 2018, ownership filed condominium documents and began selling units individually.

Design & units

Unit layouts inherit the building's hospital geometry — varied and individually configured, with only a handful that mirror one another. Where a typical new-construction condo building has six identical floor plans repeated across each floor, One Monument's units carry the floor-plate constraints of a 1913 hospital. The result is something closer to a New York pre-war apartment building than to Richmond's typical condo product: large, irregular living spaces, with common areas (courtyard garden, doorman lobby) that share the same logic.

Neighborhood

Monument Avenue is one of three streets in the National Register's "great avenues of America" category, and Stuart Circle — the avenue's eastern anchor at the meeting of Monument and Franklin — is its most architecturally concentrated node. The Fan District begins immediately west; VCU's Monroe Park Campus is a short walk south.

What sets it apart

Two facts set One Monument apart. The doorman service does not exist elsewhere in the Richmond condo inventory. And the address itself — a Monument Avenue front door at the avenue's most photographed circle — carries a brand value no contemporary new construction can manufacture. The combination targets an established buyer with strong reserves who values pre-war individuality over six-plans-per-floor consistency.
