Regency Woods is the volume leader in Richmond condominiums. Five hundred+ recorded closings — more than any other condo address in the metro — spread across four streets in a wooded, low-rise setting in western Henrico. It is also one of the few places in this catalog where the price story is genuinely dramatic: the median close has roughly doubled since 2016.
Insider’s view — any red flags?
Two things I would do here before writing, both drawn from how these units actually sell. First, the layouts are not interchangeable — a rare one-bedroom, a standard two-bed/two-bath, and a three-bed penthouse are three different products under one subdivision name, so comp within the unit type, not the community median. Second, nearly every listing with a fireplace notes that the fireplace, chimney and flue convey "as-is." In a building this age that is a standard-issue disclaimer, but it is also a real inspection item — get the flue scoped before you rely on the fireplace.
Red flags: The financing question is the one to run down first. At least one recent unit was listed explicitly as "no FHA/VA loans," which points straight at warrantability — in a large, amenity-rich, older community, investor concentration and owner-occupancy ratios can push individual units outside conventional/FHA/VA eligibility, and that governs both your financing and your resale buyer pool. Confirm current warrantability for the specific unit and building before you commit. Two more: a number of units here sell as limited-service or owner-direct listings, so verify exactly who you are dealing with and that disclosures are complete; and the fireplace/chimney/flue "as-is" language noted above means the reserve study and a chimney inspection both deserve a close read in a community approaching fifty years old.
History
Regency Square opened as a regional mall on October 16, 1975, developed by Leonard Farber, and it reorganized development in western Henrico around it. Regency Woods followed almost immediately. The MLS record shows two distinct construction waves: a first phase in 1976–77 and a second in 1980–81, together producing several hundred units across Regency Woods Road, Largo Road, Thistle Road and Bronwyn Road. It was purpose-built as condominium rather than converted from apartments, which matters more than it sounds. Purpose-built regimes generally have cleaner original documents, better-defined common elements, and none of the retrofit surprises that surface in conversions — a real advantage in a community approaching its fiftieth year. The mall that created it has not fared as well; Regency Square’s redevelopment has been slow and contested. The condominiums have outlasted the retail that prompted them.
Design & units
Low-rise garden buildings on a wooded site, with a median unit around 1,200 square feet and a genuinely wide range of layouts. The listings show everything from a rare one-bedroom to standard two-bedroom / two-bath plans to three-bedroom penthouses with dual balconies — one top-floor unit has a private lounge off the owner’s suite plus a second balcony off the living room. Wood-burning fireplaces, private balconies, eat-in kitchens, walk-in closets, and flex/office rooms turn up again and again, and many units have been updated with granite or quartz counters and newer appliances. The amenity package is better than the price suggests and is the real story of the HOA. Owners get an Olympic-size swimming pool, three full-size tennis courts, a clubhouse, an exercise room, a playground and picnic area, locked basement storage, and keypad-code security access to the buildings. Crucially, the association dues also cover water, sewer and trash, plus exterior landscaping and maintenance. That is why the monthly figure looks high for the price point: a large share of it is utilities you would otherwise pay separately.
Neighborhood
Western Henrico near the former Regency Square site, off Parham and Quioccasin. Established, leafy, mid-county — with Short Pump, the river, and the full Henrico County services package all close. The area is in a slow transition as the mall site works out its future, but the underlying fundamentals that made this a desirable location in 1976 have not changed.
What sets it apart
Two things, and both are unusual. First, liquidity. Most Richmond condo buildings produce two or three sales a year, which makes pricing an exercise in guesswork. Regency Woods produces enough volume to support real comparable analysis — you can price a unit here with confidence and sell one without waiting for a market to appear. Second, the appreciation record. The median close ran about $108,000 in 2016 and reached roughly $225,000 by 2024 — an almost exact doubling in eight years. Recent years have been choppier, with 2025 softer and 2026 back around $215,000, though in a community with this bedroom mix, some of that movement reflects which units happened to sell rather than true price change. The long arc is unambiguous.
