Rocketts Landing is the largest condo + townhome development in the Richmond metro and the project that introduced new urbanism to Richmond as a workable development model — 600-plus households spread across four named condominium buildings and seven townhome buildings on the James River at the Henrico/Richmond border.
Insider’s view — any red flags?
Red flags: Access. The east side of Richmond is physically difficult to access. The road infrastructure is designed for the residential density of 1970, not the density that Rocketts and other eastern developments now create. Service retail is also lacking a bit, but with rooftops typically retail follows. The city's water treatment plant is also located directly across the James from Rocketts. Overall, the construction quality is solid and the product mix is excellent, it's just hard to get in and out of the development, especially at rush hour.
History
Development began in 2001 under Bill Abeloff and Snell Properties. WVS Companies — the partnership that would later anchor Belmont Bay and other regional projects — purchased the entire site outright from Abeloff in January 2005 and has driven the master plan since. The four condo buildings came online between 2007 and 2008. The 2021 land deal cleared the path for a $45 million apartment building on-site, signaling the project's shift from for-sale-only to a mixed for-sale and rental community. The restaurant buildings sold to the Healy family for $7 million in March 2026.
Design & units
Across the four buildings the master plan offers an unusual breadth of product — sub-1,000 sf one-bedrooms (Cedar Works, 210 Rock) through 3,000+ sf combined units (Fall Line, Sky Line). Townhome buildings (Bankside, Steam Brewery, Capital Trail, Shiplock, Old Ohio, Gillies Creek, Cedar Works ROW) add seven differently-finished for-sale products on top of the condos. The 2021 apartment building added rental product on the same campus.
Neighborhood
5000 Old Osborne Turnpike sits on the eastern edge of downtown, straddling the Henrico/Richmond border along the James River. Three operational facts shape daily life. Most residential units sit in Henrico, not the City of Richmond, which translates to meaningfully lower annual real-estate tax than equivalent City-side condo product. The Capital Trail bike path runs through the community, giving residents trailhead access to the 51.7-mile route to Williamsburg. The marina and boat slips give Rocketts a riverfront amenity profile that no other Richmond condo community can match.
What sets it apart
Rocketts has product for every condo buyer category in Richmond — first-time buyer (Cedar Works, 210 Rock entry units), empty-nester (Fall Line, Sky Line larger plans), second-home buyer (210 Rock lofts, Sky Line), professional commuting to downtown (any of the four). The project was named Richmond Magazine's Best New Neighborhood four years running. The Henrico tax positioning, the Capital Trail trailhead, and the marina together produce a triple-amenity package that no other building in the metro can offer.
