The Belfry is the oldest condo regime in Richmond's catalog by 25 years — a Gothic Revival church complex converted to condos in 1979 by Glave, Newman, Anderson, one of the most consequential Richmond architecture firms of the late 20th century.

Insider’s view — any red flags?

Red flags: Design. Old churches and old schools are the two historic rehabs that tend to suffer the most from being forced to maintain much of the original (i.e. historic) architectural elements. The finishes are also a bit dated given the age of the property.

History

The original Third Presbyterian Church was built in 1876, with a manse added in 1890 and Sunday school buildings completed in 1929. By the mid-1970s the congregation had moved on and the complex was scheduled for demolition. In 1979, Glave, Newman, Anderson — the firm later known as Glavé & Holmes Architecture — completed the conversion to condominiums, predating the loft-conversion boom of the 2000s by more than two decades.

Design & units

Floor plans reflect the original church footprint rather than a developer's optimization spreadsheet. Every unit is unique, and several still carry traces of the original sanctuary geometry — vaulted ceilings, arched window openings, original masonry. Common areas are limited; this is not a building you buy for the gym. You buy it for the brick, the arches, and the address. Fewer than 12 units total.

Neighborhood

2519 East Broad Street sits in the heart of Church Hill — Richmond's oldest neighborhood, anchored by St. John's Church (where Patrick Henry delivered the "liberty or death" speech) and characterized by some of the most intact 19th-century residential streetscape in the country. The Nolde Bakery condo regime is directly across the street; The Reserve is a few blocks west.

What sets it apart

The Belfry is one of Richmond's earliest residential adaptive-reuse projects, predating the 2000s loft-conversion era by 25-plus years. Sales are infrequent. When a unit comes up, it trades on character rather than comparable sales — buyers tend to be preservation-minded singles or empty-nesters who have lived in Church Hill for decades and want a low-maintenance entry-point that keeps them in the neighborhood.
