Warehouse 201 (also known as Cheek-Neal) was the first historic-tax-credit residential conversion in industrial Manchester — a 14-unit conversion of the 1920 Cheek-Neal Coffee Company warehouse at 201 Hull Street, completed in 2004 by Charles Macfarlane of Macfarlane Partners.

History

Charles Macfarlane (Macfarlane Partners) acquired the 1920 Cheek-Neal Coffee Company warehouse and, with development partners Sam McDonald and Chris Dillon and architect Joe Yates, converted the five-story concrete-and-brick commercial structure into 14 residential units plus office space. The Cheek-Neal Coffee Company's product line included Maxwell House — a brand that famously took its name from a Nashville hotel and went on to become one of the most-recognized American grocery-aisle coffees of the 20th century. The Manchester warehouse roasted and packaged coffee for that distribution.

Design & units

Signature industrial loft. Tremendous ceiling heights. Large windows that bring strong natural light into the depths of the floor plate. Concrete ceilings and floors. Exposed brick. Minimalist interior design that lets the inherent industrial qualities carry the unit's character. This was the building that taught Richmond buyers what an authentic industrial conversion could look like.

Neighborhood

201 Hull Street sits at the corner of Brander and Hull in Old Manchester, a short walk from the Mayo Bridge into downtown and from the cluster of restaurants and galleries that have densified the neighborhood since the early 2000s. The James River and the Manchester Climbing Wall are immediately north.

What sets it apart

Without Warehouse 201, much of what followed in Manchester, Shockoe, Jackson Ward, and Tobacco Row might not have happened. Macfarlane's success at Warehouse 201 led directly to the wave of imitators that defined Richmond's 2005-to-2015 conversion era. The building's status as the proof-of-concept for the entire industrial-residential conversion movement is the headline a buyer is purchasing alongside the floor plan.
