Insider’s view — any red flags?

OML was a transformative project for Richmond, as it was one of the first large scale historic 'for sale' conversions when it hit the market in the early 2000s. The open lofted interior is stunning and unique to any condo property I have seen.

Red flags: The interior of OML is stellar, but the unit designs of some of the units can be a bit compromised with smaller spiral staircases that can make moving in or out a bit of a challenge. Rental density also tends to run high at OML, but the Fannie Mae rule changes relating to condos and rentals renders the rental density a non-issue for financing.

History

Robin Miller — the Richmond developer who would later build Shockoe Valley Lofts, Mule Barn Alley, and (with Dan Gecker) the Porter Street conversions — acquired one of Manchester's largest industrial warehouses in the early 2000s with a single objective: bring true urban loft living to Richmond at a scale that would prove the demand existed. The conversion launched with a party that's still talked about in the local design community — Richmond's most prominent interior designers each staged a different unit.

Design & units

Industrial loft condos arranged around a central open atrium — unusual for Richmond at the time, and unusual still. Exposed brick, original beams, factory windows, lofted volumes. The atrium organization gives the building a daily-life character that more conventional hallway-organized buildings don't have.

Neighborhood

815 Perry Street sits in Old Manchester, walking distance to the Mayo Bridge crossing into downtown, to the Plant Zero arts campus, and to the cluster of restaurants and breweries that has continued to densify Manchester since the mid-2000s. The James River, Belle Isle, and the Manchester Climbing Wall are immediately north.

What sets it apart

Old Manchester Lofts' sell-out velocity proved Manchester's residential market and opened the door for Warehouse 201, The Decatur, and the wave that followed. The current resale market reflects that history — the building trades reliably as a known quantity, and recent listings have been the highest-activity small-conversion building on the catalog. Owners turning over, and a buyer pool that knows what it's buying. An original vault from the building’s earlier life sits on the first floor — a distinctive touch.
