Vistas on the James is Richmond's first true skyscraper condominium — 160 units rising 18 stories above the James River bluff at 301 Virginia Street, delivered by Dominion Partners in 2007.

History

Dominion Partners built Vistas simultaneously with its sister project, Riverside on the James, on the Canal Walk. Riverside was originally designed as rental apartments; the unexpected demand for individual condominium ownership during construction led the developer to launch Vistas as a for-sale regime from the start. The 18-story tower opened in 2007 and immediately reset Richmond's ceiling for what hi-rise residential could be.

Design & units

Units are one- and two-bedroom residences, with a handful combined to create larger spaces. West-side units — corner units especially — carry sunset and downtown-skyline sightlines and command price premiums. North-side units on lower floors trade at a discount due to Downtown Expressway noise. Finishes were strong for the era: granite tops, stainless appliances, tile baths, balcony or private outdoor space on every unit. Garage parking and a security desk round out the operational profile.

Neighborhood

The siting is downtown's eastern edge, moments from Shockoe Slip and a short walk from the Canal Walk, Brown's Island, and the convention district. The James River bluff itself is the immediate amenity — sightlines that don't exist anywhere else in the metro's residential inventory.

What sets it apart

Two facts define the building. First, Vistas proved Richmond's hi-rise condo concept and directly catalyzed the wave of downtown condo development that followed. Second, Steven Spielberg stayed in unit 1501 during the filming of *Lincoln* — a story that has become part of the building's local lore and a reasonable proxy for the building's standing. When a major film production needs a hi-rise residence on short notice, Vistas was the answer.
